What is the difference between UR and JKK apartments?

WHAT IS UR? WHAT IS JKK?

Whitestone offers a wide range of housing and apartments from UR and JKK ー but what are the differences between them? 

“UR” stands for Urban Renaissance and is an independent administrative corporation formed by the Japanese national government. 

“JKK” Tokyo apartments are owned by the Tokyo Metropolitan Government.

Compared to Private apartments, both UR and JKK are very flexible and have many benefits; UR and JKK agencies DO NOT demand key money, agent fee, and renewal fee!

You will collect your keys on your move-in date at the management office of your new apartment, not during the contract/ at the UR office

Required to pay 2 months deposit and prorated rent of the moving in month in CASH

It is optional to make the payments of the following 2 months on the day of the contract
HANKO 💮(SEAL STAMP)
Those who can submit a photo ID, e.g. Residence Card, are allowed to use the seal stamp.

Signatures are allowed for foreign nationals as well but it must be the same signature used in your passport. So make sure to bring your passport to the contract. 

Those who want to use a seal stamp are required to submit a “seal stamp certificate” to register your seal .

PAYMENT💰
Two methods of payment available: 1) Automatic Bank withdrawal for JP Post and Japanese Bank (excluding Shinsei Bank); 
2) Manual Transfer through internet banking, ATM, convenience store…etc

Rent payment date on every 25th of the month

Rent payment date on every 7th of the month .
MOVING IN 🧳 You will be given a 点検確認書 (House Inspection checksheet) when you receive your keys from the management office and must submit this within one week from your move-in date.

You must also renew your address proof (Jumin hyo 住民票) at the ward office within 2 weeks from your move-in date. 

There will be no “House Inspection Checksheet”

MOVING OUT 📦 
Go to the management office and fill in the Moving-Out Notification that they provide you with.

This must be done at least 2 weeks (14 days) before your move out day, or a prorated fee will be charged.

However, Metropolitan housings require a 30 day advance notice, and restricted housings require a notice 1 month in advance .
